Slum lords. I contacted them back in July 2025 about their tenants using our dumpsters with pictures and proof. No response.
I contacted them again January 22 and talked to Allen about the condition mess their tenants are making, sent pictures again as as gave statements about how they continue to be disruptive to our property. We share a lawn but have different managers. Again...no response.
Today, their tenants were using our dumpster again which WE pay for. not NJW as we have a separate leasing company.
They have less than 24 hrs to respond before I report them and their tenants to Oregon Housing Authority.

RUN!!!! I do not even know where to begin with the absolute cluster of issues we’ve had with Nikki. We had two houses under management with NWJ, and it’s been nothing but nightmares. She does not return calls, she does not do ANYTHING that she says she will do. She is WILDLY INCOMPETENT. We found one of our houses was completely destroyed after the tenants moved out - she does not do walk throughs. Then the same house was left in a horrible state AGAIN a year later, so my partner fired her. I quickly followed suit with the other house. I luckily have good renters this time, but instead of sending the final payment to me when we were switching property managers, she send the check back to the renters! Again - incompetent, lazy, unresponsive, just an absolute nightmare! Working with this company is nothing but stress and frustration. I have no idea how they are still in business. Again, don’t walk - RUN in the other direction! I wouldn’t wish our experience with NWJ on my worst enemy.

Unfortunetly you can't give 0 stars, but even that's too good for this company. After all my & the tenants' requests were ignored, I finally realized Niki is just plain unreliable and a huge liar. DO NOT UNDER ANY CIRCUMSTANCES HAVE NIKKI AND NJW MANAGE YOUR PROPERTY. Nikki & NJW have no business actually being in business. She said she drove by my property several times a week. She never mentioned that the paint was peeling, the bushes were overgrown. It's my retirement investment; letting it fall into disrepair threatens my future. I like to keep my places, like I live there, in excellent condition. I had a tenant move out and leave me a $600 PGE bill. I got 5 shut-off notices, I contacted Nikki each time. She promised to take care of it. When I finally fired Nikki & NJW and hired the truly professional company ALPINE GROUP, I realized that the PGE situation was never resolved, as promised. I have too many horror stories that it would take the entire review page.
ONE MORE TIME: DO NOT UNDER ANY CIRCUMSTANCES HAVE NIKKI AND NJW MANAGE YOUR PROPERTY.

If I can give negative stars I would. This is my honest review, and I hope that others will read it and not rent from this company.
I wanted to like this property management company, but after moving in and discovering all the problems, I had no other choice but to write this review.
The first red flag was when the property manager Nikki said, that she carries a weapon, for protection and I get that to a point, but you do not have to tell a family with four small kids who signing a lease, that you're carrying a weapon.
In addition to that, the second red flag was when she proceeded to tell me and my husband, who are a interracial couple, that if we were to put anything on our property, such as a political party support sign or anything religious, that our house will be egged. That was the second red flag, the third red flag was when we moved in there was a lot of air fresheners, that was in the house. When we remove the air fresheners, we discovered that the people, that were there had cats. I have a Allergic reaction to cats. When I told Nikki about this, she proceeded to tell me that the people that was in that house, only had dogs not cats, she never offered to get the carpets cleaned or anything she just denied that they were cats evern living there.
Not to mention the fact, that she didn't do a proper walkthrough to discover, that there was a terrible pest problem, there was also visible stains in the carpet. The microwave light didn't work, the oven had issues and there were just a lot of problems With neighbors being extremely prejudiced.
There is an incident, where one of the housekeepers in the neighborhood, tried to sue us over an incident that happened, where my daughter bike tire bumped her car, of which she threatened, to sue over the minor issue.
The neighbors, eventually found out about it when I decided, to stand up to this Housekeeper, because she was trying to scam us, because we lived in a wealthy neighborhood in the Portland hills.
The Neighborhood group they have, started spread rumors, about my family in that neighborhood, and proceeded to file a complaint against us with the HOA.
Also, other issues Njw Property Management company at the time did not have an actual maintenance person. So, if anything gets broke it could take months, to fix according to her word.
There is a broken glass Window above our front door, which never got fixed.
After all this mess, me and my husband looked at the reviews and come to find out, that this company had nothing but negative reviews not just from renters, but from owners.
If we would have known this before we signed the lease, we would have rented from another property management company. This experience hath not been pleasant at all, we were only in that house for less than four months before we couldn't handle the Jerk neighbors anymore or the bad property management. The lack of professionalism from njw property and the fact that they lied about given us back are full deposit and charged us $150 late fee, when we paid our rent in advance.
If you're looking to rent or you're looking to find a management company, Run! away from njw property management because, they will scam you. Everything that didn't get fixed in that house, she would always say that that the owner was cheap, and that's not how you talk about your clients, nor run a business.
